Introduction

The use of debt financing is a common practice in the business world, particularly in the property sector. Property companies often rely on debt to finance their assets and projects, with the aim of generating higher profits. However, the impact of debt on company performance is a complex issue, and its effects on earning per share (EPS) are not yet fully understood. This study aims to analyze the effect of debt to asset ratio (DAR) and debt to total equity ratio (DER) on EPS in property companies listed on the Indonesia Stock Exchange (IDX) for the period 2008-2011.

Methodology

This study uses an explanatory method with secondary data obtained from the annual financial statements of property companies listed on the IDX. The data were analyzed using SPSS version 16.0 with descriptive analysis, multiple regression analysis, and classic assumption testing.

Results

The results of this study show that partially, the ratio of debt to assets affects profits per share. This means that the higher the ratio of debt to assets, the higher the profit per share. Conversely, partially, the ratio of debt to equity does not affect profits per share.

However, simultaneously, the ratio of debt to assets and the ratio of debt to equity affects profits per share. That is, both ratios can jointly affect company performance in terms of profit per share.
