Introduction

This study aims to determine and analyze the influence of prices, location, and promotion on housing purchasing decisions in Johor Medan, specifically in Residenta Housing. With a population consisting of consumers who have made purchases at Residenta, this study involved 54 respondents chosen through saturated sampling techniques.

Methodology

Data was collected through a questionnaire, and data analysis was carried out using multiple linear regression. The questionnaire was designed to gather information on the respondents' demographic characteristics, purchasing behavior, and perceptions of prices, location, and promotion. The multiple linear regression analysis was used to examine the relationship between the independent variables (prices, location, and promotion) and the dependent variable (purchasing decisions).

Results

The results of the study showed that prices have a positive and significant influence on purchasing decisions. This means that the better the price offered, the more likely consumers are to make purchases. In the housing context, competitive prices are often the main attraction for prospective buyers, especially for those who are looking for houses with good quality but still in a reasonable budget.

In this case, residenta housing in an easily accessible area tends to attract higher consumers, because they prefer locations that support their daily lifestyle.

Although promotion usually aims to attract more consumers, in this context, there may be certain factors that make promotions carried out less effectively. For example, if the promotion is not accompanied by an increase in quality or service, consumers may doubt the value of the product offered.
