Introduction

The property and real estate sector is a significant contributor to the Indonesian economy, with numerous companies listed on the Indonesia Stock Exchange (IDX). However, accessing funding sources is a crucial challenge for these companies, as it directly impacts their ability to achieve business goals and sustain growth. This study aims to investigate the factors that influence funding decisions in property and real estate companies listed on the IDX, with a focus on the moderating effect of institutional ownership.

Sampling was carried out using the census method and time series, resulting in 47 companies selected as samples, producing a total of 141 observations.

Data was collected through the documentation method and analyzed using multiple linear regression and residual tests to test the effect of moderating variables. The study aims to investigate the following research questions:

What are the factors that influence funding decisions in property and real estate companies listed on the IDX?
Does institutional ownership moderate the relationship between funding decisions and company size, asset structure, and profitability?

Results

The results of this study show that company size variables, asset structures, and profitability have a significant influence on funding decisions. This means that these three variables together play an important role in determining how property companies and real estate in the IDX obtained funds.

Partial Test Results

The partial test results show that company size variables and profitability (measured by the ratio of net profit margin) have a significant effect on funding decisions. This suggests that companies with larger sizes and higher profitability rates tend to have more access to various sources of funding.

Residual Test Results

The residual test confirms that institutional ownership is able to moderate the relationship between funding decisions and company size, asset structure, and profitability. This means that the influence of the three variables on funding decisions is influenced by the level of institutional ownership in the company.
